A careful inspection. A clearer picture.
A fresh coat of paint and a good first impression tell only part of a home’s story. We evaluate readily accessible areas of the roof, exterior, structure, attic, electrical system, plumbing, heating and cooling equipment, and interior to help you understand the property’s visible condition.
Every home is different. Its age, maintenance, alterations and accessible areas all provide context for the findings. Our inspection agreement explains the scope and exclusions, and your report identifies areas we could not evaluate. A visual inspection cannot reveal every concealed condition or predict future performance.
Understand what matters and why
Some findings call for routine maintenance. Others deserve repair or a closer look from a qualified specialist. We explain what we observed and the recommended follow-up so you can bring informed questions to your agent and the people who may complete the work.
Your report brings photographs, observations and recommendations together in a format you can return to as you plan your next steps. Read it in full, including the scope and limitations, and reach out when something needs clarification.
Your questions belong in the conversation
Perhaps you’re concerned about a stain on the ceiling, an older electrical system or something you noticed during a showing. Tell us. Sharing those concerns helps us understand what matters to you and discuss whether additional evaluation or testing may be appropriate.
Ask about attending the wrap-up so we can walk through significant findings and answer your questions. After you receive the report, we’re available to clarify our observations and recommendations.
Let’s plan your inspection
Send us the property address, approximate square footage, property type, year built if known, and your inspection deadline. Let us know about detached structures, access restrictions, disconnected utilities or any particular concerns.
We’ll confirm the scope, fee, availability, expected report timing and access arrangements before your appointment. Your quote request starts the conversation; we’ll confirm the booking separately.
Before inspection day, coordinate entry, working utilities and access to the areas being inspected. Secure pets and clear stored items from access points. Our inspection-day checklist helps you and your agent prepare.
Additional testing, when the property calls for it
If you’re considering radon testing, mold sampling or investigation of a moisture concern, tell us when requesting your quote. We’ll discuss the appropriate scope and identify which services are included and which are separate.
We also provide referrals for sewer-scope and termite/WDO services. You’ll confirm the referred provider’s scope, fee and scheduling directly.
