Residential Home Inspections
We evaluate readily accessible systems and components, document what we find, and explain which conditions deserve attention. That includes distinguishing routine maintenance from concerns that warrant repair or further evaluation.
Whether you are buying, preparing to sell, or planning maintenance, the goal is useful information you can act on.
What we look at
- Roof and visible drainage components
- Exterior and accessible structural components
- Accessible attic and insulation
- Electrical system
- Plumbing system
- Heating and cooling equipment
- Interior rooms, doors, and windows
- Accessible basement or crawlspace
The inspection is a visual evaluation of readily accessible conditions. Your agreement defines the scope, exclusions, and any additional services.
Specialized Testing & Thermal Imaging
Moisture Testing
Water stains, damp materials, or a musty room deserve a closer look. We use moisture readings and observations of accessible areas to investigate moisture concerns and document what we find.
Useful for evaluating suspect areas and deciding where repair or further investigation may be needed.
Thermal Imaging
Infrared imaging reveals surface-temperature patterns that can help us identify areas warranting closer inspection. Findings are evaluated alongside visible conditions and moisture readings where appropriate.
Thermal imaging does not see through walls or confirm moisture by itself. Conditions at the time of inspection affect what can be observed.
Radon Testing
Radon testing measures radon levels during the testing period and provides information that a standard visual home inspection cannot.
We explain the testing setup, required conditions, results, and recommended follow-up.
Mold Testing
Concerned about suspected mold, a musty odor, or an area affected by moisture? We discuss the conditions and whether sampling is appropriate for the question you need answered.
The sampling plan depends on the concern and conditions observed. Results are considered alongside the property findings.
Indoor Air Quality Testing
Indoor air concerns can start with an odor, a moisture problem, or questions about a particular space. We begin by clarifying what you want to investigate.
Before scheduling, we confirm what will be sampled, the available testing scope, and what the service includes.
Lead Swab Screening
Lead swab screening is available for selected painted surfaces. Contact us to discuss the surfaces involved and the purpose of the screening.
This is limited screening, not a comprehensive lead-based paint inspection or risk assessment.
Sewer Scope & Termite/WDO Referrals
We can help with referrals for sewer-scope and termite/WDO services. These are performed by separate providers; confirm their scope, pricing, and scheduling when arranging the service.
You should understand what we found—and why it matters.
Our reports bring the findings together with explanations and recommendations for follow-up. We want you to be able to return to the report when making repair and maintenance decisions.

Home Inspection & Testing Questions
How much does an inspection cost?
Send the property address, approximate square footage, and the services you need. We provide a quote and confirm what is included before scheduling.
Are moisture testing and thermal imaging the same thing?
No. Thermal imaging shows surface-temperature patterns. Moisture testing provides readings of the materials being evaluated. Used together where appropriate, they help us investigate a concern more carefully.
Are all testing services included in a home inspection?
The inspection agreement and quote identify what is included. Tell us about any moisture, thermal imaging, radon, mold, air quality, or lead-screening needs so we can confirm the scope before you book.
Can you inspect an older home?
Yes. Our experience includes older homes and properties undergoing rehabilitation. Age, materials, maintenance, and visible alterations all provide context for understanding the findings.
Do you work with nonprofits and housing programs?
Yes. HSH works with nonprofits and local government housing programs on occupied-home rehabilitation, CDBG and CHIP projects, progress inspections, repair documentation, and completion verification.
